Providing parcel forensics is the basic service we offer to the Las Vegas Valley. To accommodate specific mandates, such as asset class and land purchase percentage regarding total development costs, we provide an intake form. Once filled, the form should be emailed to seriesa@cornerstonelandnv.com, and the vetting process will begin according to form selections. Depending on the client, workflows differ.
(For Developers in search of vetted assets). After a received intake form, our Pitch Deck will be provided along with a contract to facilitate the transaction of a full Data Vault, Site Control, and Fees. For the protection of our intellectual information, Client should expect to sign a Master NCND -which is a simple non-circumvention and confidentiality agreement- prior to receiving. Upon receiving, a 48 hour window to respond will be given until Data is circulated to another specific buy-box. Upon contract signature, 48 hours will be given to Developer to provide a "Strategic Pursuit Fee" towards the transaction of Data Vault and Site Control. If Escrow is opened by Cornerstone Strategic Land, LLC - Series A, Title/Escrow information will be provided upon Assignment Contract signature. If opened by Client, we request you provide the information to seriesa@cornerstonelandnv.com at your earliest convenience to facilitate Success Fee.
(For Builders in search of vetted assets) After we receive an intake form, Builder will receive a Consulting Agreement Contract and Teaser Form listing site data (neighborhood, zoning, acreage). If interested in the asset, a 48 hour window to execute the contract will be given until Data is circulated to another buy-box. An Engagement Fee is due upon contract execution. Executive Data including APN, owner contacts, utility positions, easements, and title risk information will be exchanged following payment. If Escrow is opened by Cornerstone Strategic Land, LLC - Series A, Title/Escrow information will be provided upon Assignment Contract signature. If opened by Client, we request you provide the information to seriesa@cornerstonelandnv.com at your earliest convenience to facilitate Success Fee.
Strategic Land Acquisition - Exclusive Purchase Agreement
We can provide developers with exclusive access to high yield inventory before it hits the public market. By acquiring the exclusive right to purchase the asset/s from the owner, asset deliverance is facilitated at consistent rates. Contracts and fees associated with the deliverance of this service are included in the pitch deck.
Strategic Land Acquisition - Exclusive Option Agreement
Through the use of Exclusive Option Agreements, we offer our development partners additional site control, entitlement support, and pre-development de-risking. Through the due-diligence window afforded by the option, we coordinate with municipal planning departments to verify zoning compliance, utility capacity, and development feasibility -delivering a 'Ready-to-Board' project. Contracts and fees associated with the deliverance of this service are included in the pitch deck.
