By securing explicit "Entitlement Cooperation" from the land owner upfront, we eliminate the primary bottleneck of owner-responsiveness. Developers can engage with planning departments in Las Vegas Valley Jurisdictions immediately upon assignment, leveraging a pre-authorized legal standing to represent the property (Disclaimer: This enhanced entitlement authority refers specifically to our Option Agreement framework).

Risk mitigation is at the core of our transaction model. Whenever Cornerstone Strategic Land, LLC - Series A obtains site control, our contract framework mandates that the Seller provides a clear, marketable title and covers the full cost of the Owner’s Title Policy -protecting the project’s capital stack from day one. We employ a "Triggered Closing" mechanism that sets a firm, predictable 20-day timeline from the moment of assignment to the close of escrow (Disclaimer: This timeline is standard in our Purchase Agreement framework). While 20-days will always be the least amount of time provided, if it's not enough we provide Assignees the ability to use Cornerstone Strategic Land, LLC - Series A Escrow EMD deposit funds to increase the PA closing date back by 10-days. By this we ensure that developers can plan their mobilization with total chronological certainty. In cases where Cornerstone Strategic Land, LLC - Series A facilitates PA site control but cannot provide Escrow EMD deposit, Developer will be informed and a 72 hour window is provided upon Developer acceptance to deposit Escrow EMD funds according to EPA contract with owner. In this case, instead of the Purchase Assignment being provided along with our Pitch Deck and Executive Summary, it will be provided the day of or after opening of escrow with the Owner.
